Breezeways and stairwells are some of the most overlooked spaces on any multi-family property. Residents walk through them every single day, but because they're not inside a unit, they tend to get skipped during regular cleanings. Cobwebs build up in the corners, dust coats the overhangs, and grime works its way deep into the concrete. Over time, it adds up - and the whole property starts to feel neglected even if everything else is well-maintained.

That's exactly what we were dealing with here at this apartment complex in Bountiful. The breezeways and stairwell areas had accumulated a serious layer of buildup - dusty ceilings and overhangs, grimy walkway concrete, and debris packed into the corners near floor drains. Not the kind of thing you can address with a broom and a garden hose.

We tackled it in two phases. First, high dusting - using extended-reach dusters to clear cobwebs and dust from the ceilings, light fixtures, and soffits throughout the covered walkways. That step has to come first, otherwise you're just pressure washing the dust back into the concrete you just cleaned. Once the overhead surfaces were done, we moved into the concrete pressure washing. Stairwell landings, breezeway floors, and the tight corners that don't get touched between routine maintenance cycles - we got into all of it.

The difference between a property that feels cared for and one that feels run-down often comes down to these kinds of in-between spaces. Tenants notice. Prospective renters notice even more. Keeping common areas clean is one of the simplest things a property owner or manager can do to protect the value of their investment and keep residents happy. It also helps prevent long-term buildup that can be much harder - and more expensive - to deal with down the road.
